Explaining The Process

 

RPS Capital Management has developed a specialized niche in managing the 1031 exchange process for investors. Our Advisors, all of whom have experience acquiring real estate as part of or on behalf of an ownership group, simplify the process by becoming the single point of contact between the Buyer and the real estate service community. By only representing Buyers, our interests are aligned with our Buyers, allowing us to provide truly independent analytical advice and due diligence support.

As Advisors, we work with the Client to develop a portfolio repositioning plan tailored to the Client’s return hurdles and risk tolerance. Then, we execute the business plan using our vast and extensive network of listing brokers across the country to source investment opportunities across all asset classes. We manage the entire transaction from initial LOI through closing, creating a simple process for the investor, while limiting the amount of time and stress devoted to acquiring a real estate asset.


Develop a portfolio REPOSITIONING plan

Our Advisors work with our Clients to understand their investment objectives, and then explore different asset classes and markets to develop an investment criteria to meet the Client’s goal for their Portfolio.


loi negotiation & purchase agreements

After an asset is selected and vetted, our Advisors run point on drafting and negotiating a Letter of Intent and seamlessly transition the transaction over to the Buyer’s Attorney to begin drafting the Purchase and Sale Agreement.


deal sourcing

Our Advisors introduce the exchange requirement to the marketplace and perform extensive property searches to ensure the client has access to all inventory available, both on and off market, that best suits their investment criteria.


Property level due diligence

After the property is in contract, our Advisors coordinate with all third parties in order to ensure that all diligence is completed in a timely manner and work through any hurdles that present themselves.  Our Advisors also accompany the Client on a site inspection to further verify the market and the condition of the property. 


Underwriting & marketing studies

Once the Client selects properties of interest, our Advisors prepare a cash flow analysis for each property and verify the assumptions by researching market trends and fundamentals to ensure that the client has the correct information to make sound investment decisions.  Since we ONLY represent Buyers, there are no conflicts on intertest as we vet each property. 


debt placement & closing

Our Advisors assist Clients in understanding their capital markets options and sourcing debt for transactions. 

In preparation for the closing, RPS will serve as the point person between the Client, their Legal Counsel, and any third party providers.
