1031 Exchange Transaction Management

RPS Capital Management serves as the full time acquisitions department for investors in a 1031 exchange, providing clients with access to a dedicated real estate professional at all times.  Our Advisors simplify the process of finding suitable replacement property by becoming the single point of contact between our Buyers and the real estate services community.   RPS works with our Buyers to develop a portfolio repositioning plan tailored to the Buyer’s return hurdles and risk tolerance.  We then execute the business plan using our vast and extensive network of listing brokers across the country to source investment opportunities across all asset classes.  We manage the entire transaction, from initial LOI through closing, creating a simple process for the investors and limiting the amount of time and stress devoted to acquiring a real estate asset.

Strategic Asset Management

RPS Capital Management assists clients in developing and executing a business plan to maximize the value of under-performing assets.  RPS performs a market study to determine the highest and best use for the property.  RPS then builds and oversees a team to execute the business plan.  RPS becomes the single point of contact for selecting and managing leasing brokers, zoning professionals, architects, contractors and all other professionals required to reposition an asset.  RPS also assists with either refinancing the asset or selecting an investment sales broker and managing the disposition of the asset.

Due Diligence

RPS Capital Management’s Due Diligence Department provides investors with an experienced professional to manage the day to day aspects of their real estate transaction.  After starting with initial underwriting and financial modeling, RPS goes into the market to confirm the analysis by conducting extensive market rent studies, reviewing the seller’s property files, touring the asset and market and coordinating and analyzing all third-party reports.   Regardless of the asset class or location, RPS reduces the time the Client needs to devote to the transaction while providing and independently confirming the feasibility of the investment opportunity.

Investment Sales Consulting

Real estate property sales requires a specialized level of expertise depending on the asset class and location.  Selecting the wrong broker, or mispricing the asset, can delay the process by months or years.  RPS works with our Clients to manage the process of selling an asset by coordinating multiple broker interviews and assisting with analyzing Broker Opinion of Values. This way, the Client understands the true value of their asset and selects the platform and strategy best suited to market and execute a transaction.  RPS also assists in negotiating the Broker Listing Agreement, ensuring that the Client is paying a market rate fee with market rate terms, and provides the Client with independent advice throughout the marketing process.

Debt Placement

RPS will coordinate and manage the relationship with a mortgage broker in the event the Client needs financing for the acquisition of the property.  The correct mortgage broker will vary based on asset type and location, and RPS has an extensive network of mortgage broker partners that cover the entire country. In preparation for the closing, RPS will serve as the point person between the Client, their Legal Counsel, and any third party providers.
